Hello fellow kinksters!

My name is Rob and I am looking to open a Kink BnB in the heart of London. 

 

Before I can do that I would like to conduct some market research into the potential interest of the fellow BDSM community and where better to find them then here.

 

If a BDSM BnB is something that might interest you please PM so I can ask a few questions.

feel free to PM - but - some general thoughts. 

there are dungeons in London you can stay at overnight already - what business do they get?  what is their cost to hire? what facilities do they have? who are their customers? 

this is the type of research to consider. 

what capital do you need to get the equipment? what is going to be your maintainence costs for damaged/stolen toys/equipment and thorough cleaning after every booking?

with the abundance of parties and hireable dungeonsy in London, is there actually the demand ? 

your research should probably be more around that than "would people go?" especially when there's already options exist.

Let me apologies for the brief original post. I should have been more specific on what I was requesting. I am currently conducting other research into opening the BnB alongside posting here.

The reason I thought I would post here was so I can speak to potential customers directly and receive some constructive feedback to keep me on the correct route.

 I am currently speaking to business owners already running similar BnB's within London and in surrounding counties.

As I am sure you're aware some furniture/equipment is very expensive to purchase and maintain. This is one of the many reasons I feel more BnB's within London that aim at the community will be beneficial. Not many people can afford some of the equipment they may wish to explore and play with. Therefore, having the option to attend a dungeon allows them to do so.

I believe there is a demand. Some of the well established dungeons have a long waiting list if you wanted to attend for a weekend night. For example "The Secret Dungeon" within High Wycombe is fully booked on the weekend for the next couple months.

The Peacock Parlour based in North London has also got a packed schedule although it is a little more free than the secret dungeon. 

 

I will PM you shortly as getting opinions from members of the community as established as yourself is exactly what I am looking for to help the dungeon meet the needs of the customers :)

all very fair.  I think, I don't want to be dissuasive - but for example in the last few months I've become aware of 3 new dungeons that can be publicly hired in London - and of course an increasing number of Pro Dommes who've set up their own premises to save *** on hire costs.  

I think it's interesting that it's cheaper to hire a dungeon in London than in many other parts of the UK which I largely put down to there being so many and driving the prices down.  

I think there are other areas of the UK which could probably benefit more from a hireable premise - whether it's to increase options : potentially to have others review their facilities or hire prices... or because, well, there isn't one.

I live in the North-East, I have just (in the past few days) come up with a deal to use a friends home dungeon for one of my projects - because otherwise the next nearest hireable one is Leeds.  In the NE those who have the desire lack the resources and those who arguably have the resources lack the desire 

Generally. I think a lot of couples who lack a space to play - I think more are doing makeshift things at home, or are happy to play at events.  Why pay, £40-£50 per hour to hire a premises when you can go to a club for £10, socialise and play?

So. I think... are there any areas in the UK with a good kink scene and insufficient options?
